As an agent, you brought prospect Nurul and her husband Ismail to view a furnished house for rent. Both husband and wife were happy with the viewing and placed a booking deposit to secure the unit for rent. Later on, upon vacant possession, Nurul complained that the furnished house did not come with bedsheet covers and mattress protectors. She demanded a full refund of the deposit indicating that there was an element of misrepresentation in the rental of the unit.
